Why choose BASE?
The first step is to meet with a representative from our Lettings Department who will be able to make recommendations to maximise the letting potential of your property and advise on a realistic rental value. This service is provided free of charge and without obligation. Upon receipt of your instructions and signed terms of business agreement, we will visit the property to take internal and external photographs where possible, so that it can be effectively marketed to find a suitable tenant. We will discuss your tenant requirements, so that we can match the search criteria with those we have on our database.
Whether it is through existing contacts or from advertising enquiries, we will aim to find just the right tenant to suit your property. In order to protect your investment and show the property to its best advantage all potential tenants will be accompanied during viewings by a member of staff who will be familiar with the property and able to deal with enquiries. When a tenant has been found, full references are taken up by an independent referencing agency. References are used to provide verification of the information provided by the tenants. They will check that each tenant is creditworthy by checking for CCJ’s and arrears and obtaining employer, landlords and character references. Once references have been received we will contact you to confirm the results and moving in date.
First Impressions Count
Gone are the days when a pot of paint was all that you needed to get a property ready for rental. Today’s more sophisticated tenant is looking for a lifestyle and rental property needs to reflect this. If you want to achieve competitive rents and not have your property lingering on the market then there are a few basic principles to consider such as:
- Keep colours neutral
- Kitchens and bathrooms should be well equipped
- Less is more in terms of decoration
- Rooms should be light and bright
- Where possible use earth tones on floors
- Wood laminate is popular but not in kitchens or bathrooms
- Gardens need to be neat and tidy
- Contemporary lighting is particularly important in modern apartments
- Everything should be sparkling clean including the windows
Whilst presentation is important, equally significant are practical considerations including:
- Are windows and doors safe and in good working order?
- Are roofs free of broken tiles?
- Are outside patios, walls, fences and paved areas safe and well maintained?
- Is the heating system working properly?
- Are stairs and rails secure and safe?
- Is the sanitary ware and drainage system in good order?
- Are the seals around the showers, sinks and baths in good repair?
- Do all the appliances meet electrical and gas regulations?
- Are there enough keys for the front doors?
Don’t panic…We’re there for you every step of the way
We offer a service to free you of the hassle of getting your property in good working order. Our pre – lettings service provides you with the opportunity to have odd jobs done, weather it be redecoration, having safety certificates issued, or anything that your property may need to make it attractive to tenants and ready to let.
