What is Full Management?
Full Management is a service provided by BASE to protect and maintain a property to the standard it was at the beginning of the tenancy, fair wear and tear is to be expected. It includes arranging all maintenance and repairs, except for those items that are clearly the tenant’s responsibility.
Who will oversee any repairs?
Depending on the nature of the incident, our staff will determine who is liable and arrange for the work to be carried out by a qualified contractor.
When and how will I receive my rent?
For Full Management and Rent Collection Services, when bank details have been supplied we will arrange for payments to be made directly into your account at the end of each calendar month. For Tenant Find Only Service the tenant(s) will pay rent direct to the landlord by standing order.
How will you find me a tenant?
Once we have established your requirements, these will be carefully matched against our database of potential tenants. We will advertise properties via the internet and newspaper advertising which will attract new tenants. When a suitable tenant has been found we will carry out stringent checks to ensure that nothing is left to chance.
What should I do if my tenant doesn’t pay the rent?
BASE will demand the rent from the tenant and follow set procedures for dealing with rent arrears and give guidance on the process for gaining possession of the property if needed.
Should I inform anyone that I intend to let my property?
Yes. If the property is subject to a mortgage, your bank or building society will require details of the tenancy in order to consent to the letting. If the property is leasehold, it may also be necessary to obtain written consent from the freeholder.
What about other aspects of maintenance?
The landlord is usually responsible for the payment of ground rent, service charges, most repairs and maintenance of the property. We maintain lists of reliable contractors to cover all trades.
