Most enquires calling us seek a quick sale of their property due to a broken chain, job relocation, matrimonial split or financial hardship. Some are just fed up with waiting to get their property sold.
The Market
Recent surveys suggest that every for 1000 properties that are sold on the market, 200 have been on the market for over 6 months, and worse over 80 properties have been 'for sale' for over two years! This is not encouraging when you need to sell your home fast.
So how come your property is still un sold after weeks or even months of being on the market?
This is mostly down to pricing, but can be put down to marketing activity or the condition of your property.

Our Solution
We offer to purchase a property at between 80% to 85% of its open market value; this is the sale price you can realistically expect to achieve within 3 months, if you were to sell your home through an estate agency. We will pay some if not all, the legal survey and stamp duty costs.
The Procedure
As soon as a price has been agreed, we instruct a local surveyor to inspect the property. Once we receive an acceptable valuation report, we then issue a formal offer confirming our wish to purchase your property at the agreed price and, if this is accepted, instruct our legal team to expedite the purchase conveyance; you too will need to instruct a solicitor on your behalf in a arranging the sale of your property.
The whole purchase and sale process usually takes four weeks; although we can achieve this in two weeks.
Examples
We had a couple who had committed themselves into buying a new home, before they had found a buyer for their current property. After two weeks a cash buyer was found who was keen to complete and had no property to sell. A week before all contracts were due to be exchanged, their buyer withdrew from the purchase. As soon as we had been fully informed of the problem, we were able to provide an instant 'guaranteed' price; using the previous buyer's valuer to complete our report. Once our solicitor had completed all of their enquiries, we were able to exchange contracts on the original date and then fund the purchase less than three weeks later.
A gentleman called us to say that he had fallen behind on his mortgage payments, and had just received an eviction notice from the court giving him ten days to pay off his debt; failing this that his home would be repossessed, in turn leaving him homeless. We arranged an early valuation and agreed a fair price. Within two days we had transferred our deposit; this delayed any aggressive action by the lender. We completed the purchase within two weeks and leased the property back to the seller at an affordable rent; granting a five year option to purchase the property from us at the original valuation.
