To prevent disputes about damage or missing items etc, a full inventory check should be carried out at both the commencement and termination of the tenancy. The inventory schedule of condition should identify the quality and the state of the property and everything in it. It is a crucial document. We can carry out this process on your behalf.
At the end of the tenancy the property is checked to assess the overall condition of the property giving due allowance for fair wear and tear - this will include the overall cleanliness of the property, any maintenance issues, how tidy the garden is and whether any damage has been caused. Occasionally this causes dispute, in which case the inventory should be the reference point for settling disagreements. However, we consider this essential with our 'Full Management' service. At the beginning of the tenancy, the tenant acknowledges their acceptance of the inventory by signing a copy.
